Tenancy Agreement


THE FORM OF TENANCY AGREEMENT USED BY "Abacus Letting" IS THE ASSURED SHORTHOLD TENANCY:

Unless instructed otherwise, we use a standard form of Tenancy Agreement called an Assured Shorthold Tenancy. Provided the terms are complied with correctly, the Landlord is guaranteed possession of his property at the end of the Tenancy.

An Assured Shorthold Tenancy Agreement requires a minimum 6 month contract. If at the end of this period the Landlord does not wish the Tenants’ to remain, notice must be served in the approved form to the Tenant at least 2 months before the termination of the Tenancy. If the Landlord is happy to let the Tenancy continue after the 6 months, he may do so. The Tenancy can only then be terminated by the Landlord giving 2 months notice, or by the Tenant giving whatever notice period has been agreed prior to the initiation of the Tenancy. For further information on the Assured Shorthold Tenancy, a Solicitor should be consulted.

Both parties must come to a suitable compromise before an acceptable agreement is drawn up. On completion of this document known as the Tenancy Agreement, a copy is passed to you the Landlord, the Tenant and the original is maintained on our files.
