What is an
inventory?
An inventory is simply a listing of all the contents and
decorations of a property.
Who makes the inventory?
We will draw up the inventory of your property. We have
specialist members of staff who are highly experienced in
inventories. The inventory will be prepared prior to the
first tenancy. When the tenant signs the agreement they are
given a copy of the inventory. Please note; charges relating
to Inventories are at the discretion of management.
Who checks the inventory at the end of the tenancy?
It is vital that the inventory is checked prior to the
deposit being returned to the tenant. This is usually
undertaken by our inventory assistant who made the original
inventory once the tenant has moved out of the premises.
This ensures fairness and consistency. We advise that the
Landlord does not enter the property until this check has
been made, as this will invalidate any claim the Landlord
may have over any damage caused by the tenant. Abacus
Letting will not release the deposit to a tenant until both
the landlord and we are satisfied that the inventory is
correct. Should there be any defects to this inventory, they
will be rectified and monies withheld from the tenants
deposit.
My property is unfurnished. Do I need an inventory?
Even though your property may be unfurnished, it is still
vital to have a detailed inventory. Our inventories include
a description of the condition of items such as carpets,
walls and floors. It
is quite common for unfurnished properties to also include
curtains and some kitchen equipment.
If I let my property furnished what do I need?
We have included below, a guide to the minimum practical
requirements for a furnished property.

Inspections
Property inspections are carried out at regular intervals
throughout the period of the tenancy. These are to ensure
that the tenants are conducting their tenancy in a proper
manner and also to make sure that the property is in good
order. We also look for any maintenance problems that can be
resolved quickly before they become overly complicated and
expensive. The tenancy agreement states that we have the
right to visit the property at times suitable to the tenant,
provided that notice has been given. If you want to visit
the property yourself during the tenancy, we can make the
required arrangements, but again, prior notice must be given
to the tenant.
