The Landlord is
responsible for any legal costs incurred. Abacus Letting
cannot be held responsible for any Tenants’ breach of
contract or non-payment of rent, or any subsequent costs
incurred in obtaining such.
Rent
At the
commencement of the tenancy, we will collect a deposit
(usually six weeks rent) and an initial rental payment. If
we are not collecting the rent monthly, payments can be made
to the landlord either by standing order or by cheque and
cash. The tenant's rental will be inclusive of any
maintenance/service charges to the property and therefore
the landlord remains liable for making these payments.
Deposit
An advance rental
payment is required prior to the start of the tenancy,
equivalent to 6 weeks rent. This money is held by the
government protection scheme throughout the tenancy. The
deposit taken from the tenants’ is returnable when the
contract expires. These monies are a provision against any
damage, including anything which may reasonably be
considered fair wear and tear, during the full length of the
tenancy.

Current banking
arrangements are such, that it is necessary for us to allow
approximately seven working days for rent cheques to be
cleared before transferring money received to a client’s
account.

Notice
On receipt of a
decision by the Landlord/Tenant to vacate the property we
will advise the other party immediately and make
arrangements for our final check out procedure. If
necessary, we will also start the process for new tenants.
When tenants’ are
checked out of a property an assessment is made, by
comparison against the original inventory, of any
redecoration or minor repairs which cannot reasonably be
accepted as fair wear and tear. We will negotiate an
agreement with the tenant concerning the amount that will be
withheld, obtain estimates by way of confirmation and the
net deposit remaining will then
usually be released
to the tenant. We will subsequently arrange for any
necessary work to be carried out prior to letting to the
next tenant.
Renewals
The majority of
tenancy contracts are drawn up for 6 months, however
depending on individual requirements this may vary.
