Register
with Abacus Letting
You can register
with Abacus Letting via the telephone, through our website
or by coming in to the premises. The more information we
have about the kind of property you require, the better!
Searching & viewing
Once registration
has been completed the search gets under way. Often, viewing
can be arranged immediately. Viewing appointments are
arranged to suit you. Our flexible working hours result in
us being able to arrange appointments for you on evenings
and Saturdays.
Property Selection
Once a property
has been selected that meets your requirements, a holding
deposit and references
will be required. Your application will then be forwarded to
the Landlord for approval.
Tenancy Agreement
An offer of
tenancy will be made once an application form has been
completed, and satisfactory references have been received
and approved by the Landlord. Once the Landlord has accepted
your application, a Tenancy Agreement will be drawn up
between yourselves and the Landlord. Abacus Letting deals
with all the relevant paperwork.
Inventory
An Inventory of
the property will be completed by a member of staff. The
final Inventory list is submitted to both the tenant and
landlord containing details of the contents of the property
and its current condition.
Rent and Deposit
You will be
required to pay a non-refundable holding deposit, equivalent
to 6 weeks rent. This will prevent the continued marketing
of the property for this period. An advance rental payment
is also required prior to the start of the tenancy;
equivalent to one month’s rent.
Subject to you
meeting the terms under which the deposit was made, your
deposit is returned within 30 days of you agreeing to end
your tenancy. Please note that the deposit cannot be used
for the final month’s rent.
The end
Completion -
Letters are sent out to all parties involved and utilities
are signed over to your name. Keys are handed over and you
can move in.
